Selling your Property

There are so many agents on the Costa del Sol and it is important to choose the right agent to sell your property. Below are some guidelines that may help you to make the right decision:
  • Choose an agent you feel comfortable with and whom you can trust
  • Use an agency that has its own website and that has tangible advertising
  • It is best to use an agent that works from premises and has full land telephone lines with fax and email address. Those using only a mobile phone number may not able to offer you the best service and are unlikely to have their own offices
  • Ask the agent if he collaborates with other agents. You'll get wider advertising and more agents working to sell your property
  • Use an agent who works in the vicinity of your property. An agent is more likely to attract clients looking for properties in their own area. The local agent should be more competent in offering you a realistic value of your property since they are fully conversant with properties in their own area
  • Have all documentation relevant to the property and all bills paid to date (IBI, Basura, Community, Electricity, Water etc)
  • From your Escritura (Title Deeds) the agent will extract the registration details and request a Nota Simple from the Council which shows that you are the title holder, how much mortgage there is on the property, correct size of the property and plot and whether there are any incumbrences which may complicate the sale
  • It is ideal to leave a set of keys with the agent or a contact number of a neighbour or friend who is holding the keys in your absence. Viewings then can be on demand but if an appointment or prior notice is necessary, inform the agent
  • If you rent your property or it is occupied in the meantime, remember to let your agent know
  • Do any odd jobs you've been putting off beforehand or tell your agent to allow for the price to reflect these repairs
  • Present the property in a tidy, clean and relatively impersonal condition. It is always easier for the potential buyers to imagine their own belongings in your property if your personal belongings are not visible
  • Decide what nett price you can accept. Do your calculations carefully if you are re-investing in Spain and don't forget to allow 7-10% on top of the price you are proposing to pay for your next property
  • Decide what the sales price includes. In Spain, a property is often sold fully-furnished for the price. Tell your agent if you are removing any items and give them an inventory of contents
  • Find yourself a good lawyer in Spain who speaks your language. It is not advisable to use the same one as the buyer of your property since there could be a conflict of interests
  • It is not advisable to commit exclusivity to an agent unless you are totally convinced that the agent will do their best to achieve a sale. You could have wasted 3 months or more
  • Most agents will charge between 5 and 7.5%, some even as much as 10% or more commission. Rainbow Estate will only charge 3% commission (minimum of 5,000 euros) whether you choose sole or multi-agency
